We have reviewed the sample and video reference you shared, and we were able to replicate the scenario based on the video. However, we noticed that the freezing rows and columns logic was written in the MainWindow_Loaded event. We recommend using the Spreadsheet.WorkbookLoaded event instead.
Upon trying this approach, the values were displayed correctly. We have attached the modified sample and a screen recording for your reference.
